I would like some expertise on what things I should think about while constructing a home studio that will have a main jam room, a sound proof booth, and a control room. Small scale with big dreams!

Airtight areas helps sound leakage so those doors need attention. Non parallel walls, ceiling and floor really helps. Freindly neighbours?
